Rogers Hotel proposed repairs to go before Heritage Preservation Commission

The Rogers Hotel in downtown Waxahachie will be before the city of Waxahachie Heritage Preservation Commission as its owners seek permission to commence repairs and renovation work necessitated, in part, by a severe hailstorm in March.
According to documents filed with the city, more than 50 windows were damaged in the historic, four-story circa 1913 structure, which is owned by Rogers Hotel Partners LLC.
The paperwork lists Kevin Cross and Amanda Moreno-Lake as agents for the company, which operates the building with mixed uses.
The owners’ paperwork identified the structure as having been designated as a historic resource, but said it is not in the city’s historic overlay district. (Editor’s note: The Rogers Hotel is, in fact, located within the district at the corner of Main and College streets, and is also included in a Nationally Registered Historic District, according to a city map.)
The paperwork further described the project as “R&R Failing Windows due to Rott (sic) and storm,” before adding, “All windows are failing due to multiple issues. Wood Rott (sic), storm damages and broken window.”

Included in the paperwork were dozens of photos of broken windows the structure suffered during the March 8 weather event, which featured half-dollar-sized hail associated with high winds. The proposed scope of work includes window replacements and replacement of the roof’s waterproofing membrane, with the report indicating repairs are also needed relating to chipped paint and the HVAC system.
In its report, Excel Construction Company estimated the project cost at $969,600. More photos of the damage can be found in an online gallery provided by Excel Construction Group to the city.
The commission will meet at 10 a.m. Thursday, July 3, at the Charles Beatty Municipal Services Building, 408 S. Rogers St., Waxahachie.
